What Causes a Water Heater to Leak From the Bottom

A water heater leaking from the bottom has one of four causes: a failing drain valve at the base of the tank (repairable), a temperature and pressure relief valve dripping water down its discharge tube (repairable), loose connections at the top of the tank with water running down the outside (usually repairable), or a corroded tank that has cracked through from the inside (replacement only). Three of those four are fixable. The fourth ends the water heater’s life. Telling them apart in the first ten minutes is what determines whether you’re scheduling a service call or shopping for a new tank.

If water is actively leaking right now, do these three things in this order before reading further:

  1. Cut power. Electric: turn off the breaker labeled “water heater” in your main panel. Gas: turn the gas control knob on the front of the tank to OFF.
  2. Shut off the cold water inlet. This is the valve on top of the heater feeding the cold inlet pipe (usually labeled, usually a lever or wheel handle). Close it. If the valve is stuck or won’t turn, close the main shutoff for the house instead.
  3. Open a hot water tap somewhere in the house. This relieves pressure in the tank and slows the leak.

Then read on to figure out what you’re dealing with.

How to Identify the Leak Source

The location of the leak determines whether the heater can be repaired or has to be replaced. Use a dry paper towel to trace the water back to its source — wipe the tank dry from top to bottom, watch where new moisture appears, and time how long it takes to come back.

The diagnostic logic matters here. Water always travels down. A leak originating at the top of the tank can run along the outside of the steel jacket, soak into the insulation, and eventually pool at the bottom — making it look like a bottom leak when the actual source is two feet higher. Wiping the tank dry and watching where the first new moisture appears is how you separate “the tank itself is leaking” from “a fitting at the top is leaking and water is just collecting on the floor.”

Source 1: The Drain Valve at the Bottom of the Tank (Repairable)

The drain valve is the small spigot at the very bottom of the tank, designed to attach a garden hose for periodic flushing. It’s plastic on most residential water heaters — a part that fails reliably after 8–12 years.

How to identify it. Water dripping or trickling specifically from the spout of the drain valve, or seeping from the threads where the valve screws into the tank. Often the drip will stop when you tighten the valve handle clockwise (sometimes a previous service or a bumped handle left it slightly cracked open). If it continues with the handle fully closed, the valve itself has failed.

What’s happening inside. Most drain valves use a plastic stem with a rubber washer that seats against a plastic body. After a decade of expansion-contraction cycles, the rubber hardens and stops sealing fully. On Yolo County water with sediment in the tank, the seat can also get scored by mineral particles flushed past it during routine drain cycles, which prevents the washer from ever sealing again.

What it isn’t. A drain valve leak is almost always slow. A fast leak from the bottom of the tank — meaning water visibly running, not just dripping — is rarely the drain valve and usually points to source 4.

Source 2: The Temperature and Pressure (T&P) Relief Valve (Repairable)

The T&P valve is a safety device mounted on the top or upper side of the tank. A discharge tube runs from the valve down the side of the tank, terminating either near the floor or at a drain pan. The valve is engineered to open when tank pressure exceeds 150 PSI or temperature exceeds 210°F, dumping water out the discharge tube to prevent the tank from rupturing.

How to identify it. Water running down the discharge tube or pooling at the bottom of the tube near the floor. The water is hot. The leak is often intermittent — the valve opens, water comes out, then it closes — though a fully failed valve will drip continuously.

What it actually means. Either the valve has failed and is opening at normal pressures (most common, simple part replacement), or the tank is genuinely over-pressurizing and the valve is doing its job correctly. The second case is what you need to figure out before you replace the valve, because installing a new valve doesn’t fix an upstream pressure problem — it just resets the clock until the new valve also opens.

Real causes of genuine over-pressurization in Yolo County homes:

  • Failed thermostat or gas control valve letting the burner run past its setpoint. The water heats well past the dial setting, expands beyond what the tank can hold, and the T&P opens to release the excess.
  • Missing thermal expansion tank. California code requires a small expansion tank on the cold inlet of any water heater connected to a closed-loop municipal supply. As water heats and expands inside the tank, that expansion tank gives it somewhere to go. Without one — common on older Woodland and Davis installs that predate the code update — the only place expanding water can go is out the T&P valve. The fix is adding the expansion tank, not replacing the T&P.
  • City water pressure regulator failure. Woodland and Davis municipal pressure runs 50–80 PSI when the regulator at your home’s main is working. When that regulator fails, incoming pressure can spike to 100+ PSI, which the T&P valve sees and reacts to.
  • Heat trap or check valve installed backwards. Rare but happens on DIY installs. Hot water can’t expand back into the supply line, pressure builds, T&P opens.

The warning that doesn’t get repeated enough. Never plug or cap a leaking T&P valve. The valve exists because, without it, an over-pressurized tank can rupture violently. Tank ruptures from disabled T&P valves are rare but spectacularly destructive — they have been documented throwing water heaters through roofs and ceilings. If your T&P is leaking, replace it or address the upstream cause. Don’t disable it.

Source 3: Loose Connections at the Top of the Tank (Usually Repairable)

The cold water inlet and hot water outlet connect at the top of the tank with threaded fittings, usually through a flexible braided connector or a copper hard-pipe with a dielectric union. Over years of thermal expansion, these connections loosen or their seals fail. Water leaks at the top, runs down the outside of the tank’s sheet-metal jacket, soaks into the fiberglass insulation underneath, and reappears at the bottom.

How to identify it. Wipe the entire tank dry from top to bottom. Wait 30 minutes. Re-inspect carefully. If the first new moisture appears at the top of the tank around the inlet/outlet pipes — even if the bottom of the tank is also wet — the source is at the top. The water at the bottom is just where it ended up.

Common failure points at the top:

  • The flex connector itself. Braided stainless flex lines have a crimp at each end that holds the inner rubber hose. After enough expansion-contraction cycles, the crimp loosens and the rubber hose pulls back, allowing water to seep out around the fitting.
  • The dielectric union. When copper supply pipe meets a steel tank nipple, code requires a dielectric union to prevent galvanic corrosion. The union has a plastic or rubber separator inside that fails over 10–15 years, and the corrosion it was supposed to prevent eats through the union from the inside.
  • The T&P discharge tube fitting. Sometimes mistaken for a leak from the T&P valve itself. The tube screws into the valve with a threaded fitting that can loosen or develop a hairline crack.
  • The hot water outlet nipple. On gas water heaters, the hot outlet runs through the heat-trap nipple at the top of the tank. Heat traps have small internal valves that occasionally fail and leak around the threads.

Source 4: The Tank Itself Has Cracked (Replacement Only)

This is the cause that ends a water heater’s life. Years of thermal cycling, sediment buildup, and anode rod depletion eventually cause the steel tank to corrode through from the inside. Once the tank cracks, no repair holds.

How to identify it. Water seeping or trickling directly from the bottom seam of the tank — the welded joint where the cylindrical side wraps around the bottom plate. Wipe the tank dry, and within minutes new water reappears at this seam. There is no valve, fitting, or connection at this location to repair. The leak typically gets worse over hours and days, not better. The hot water may also be running discolored, the tank may be making popping or rumbling sounds during heating, and the unit is often older than 8 years.

What’s actually happened inside the tank. A residential water heater is a steel cylinder coated on the inside with a thin glass lining (sometimes called a “porcelain” or “vitreous enamel” lining). The lining is what keeps water from contacting bare steel. When the lining is intact, the tank can last 12–15 years or longer.

The lining cracks under three forms of stress:

  1. Thermal cycling. The tank heats and cools many times per day for years. The steel and the glass lining expand at slightly different rates, and tiny cracks develop in the glass over time.
  2. Sediment overheating. Calcium and magnesium settle to the bottom of the tank during heating. They form a thick insulating layer over the burner (gas) or lower heating element (electric). The burner has to run longer to push heat through the sediment, and the steel directly above the burner gets superheated. Repeated superheating fatigues the steel and cracks the glass lining.
  3. Anode rod depletion. When the sacrificial anode rod is gone, corrosive elements in the water that the rod used to attract now attack the bare steel exposed through cracks in the lining.

Once the steel corrodes through, there’s no fixing it from outside (the exterior insulation and sheet metal would have to come off, and welding pressurized vessels in a residential setting isn’t safe), and there’s no patching it from inside (the interior is full of water and inaccessible). Epoxy patches, tank sealants, and “stop-leak” products advertised online don’t hold under hot-water pressure for any meaningful length of time.

Replacement is the only option. A cracked tank doesn’t stabilize. The crack expands, the leak gets worse, and the tank can fail catastrophically — meaning a sudden release of all 40+ gallons at once — without further warning.

Why This Happens Faster in Some Yolo County Homes Than Others

Most cracked tanks fail because of sediment buildup at the bottom. The mechanism is mechanical (hard water → settling minerals → insulating layer → overheated steel → fatigued metal → cracked lining → corrosion → leak), and the timeline is set by water hardness.

In Yolo County, the picture varies sharply by location:

Woodland and Davis (post-2016 surface water, ~4 GPG). The 2016 switch to Sacramento River surface water through the Woodland-Davis Clean Water Agency cut hardness dramatically. Tanks installed since 2016 are tracking closer to manufacturer-rated lifespans of 10–12 years. Tanks that pre-date the switch and lived through years of 18 GPG well water carry sediment loads from before the change — so a 2008 install in central Woodland is failing on legacy sediment, not current water quality.

Winters (groundwater, 7–12 GPG). Tank lifespan tracks roughly to manufacturer rating with annual flushing, shorter without it. Failures at 8–10 years are typical.

Rural Yolo County on private wells (15–25+ GPG). Tank lifespan is significantly compressed. Failures at 5–7 years are common without active maintenance. The combination of twice-yearly flushing, anode rod replacement on a 2-year cycle, and a softener or scale-inhibitor system can roughly double tank life on this water — but most rural homeowners we see have done none of those things, and their water heaters fail accordingly.

What to Do Right Now If Your Tank Is Leaking

If you’ve identified the leak as drain valve, T&P valve, or top-connection (sources 1–3 above), you’re looking at a service call rather than a replacement. Power and water are already off (you did that at the top of this post). Place a bucket under the leak. Schedule a plumber. Don’t run the water heater until the leak is fixed — even a small leak can wet the burner area on a gas heater or the electrical compartment on an electric one, both of which create safety problems beyond the original water leak.

If the leak is at the bottom seam (source 4), you have a cracked tank, and the timeline matters more than diagnosis at this point.

Drain the tank if you can. Connect a garden hose to the drain valve at the bottom and run the other end to a safe drainage point — the yard, a floor drain, or the driveway. Open the drain valve. Open the T&P valve manually (lift the small lever on top of the valve) to let air in so the tank drains faster. A 50-gallon tank takes 30–60 minutes to fully drain through a standard garden hose. Drain water is hot. Don’t drain it onto plants you care about, and don’t drain it where bare feet might step in it.

Plan for replacement, not repair. A cracked tank doesn’t get better. It gets worse, sometimes catastrophically. We can install a replacement same-day or next-day in most Yolo County cases, depending on availability and whether the install requires code-required upgrades.

Don’t try to “wait it out.” A slow leak from a cracked tank can become a fast leak in hours. Garage installations have flooded entire garages overnight. Closet installations and indoor laundry-room installations can flood adjacent rooms before anyone notices. Water damage from a delayed replacement is also frequently denied by homeowner’s insurance when the carrier determines the leak was left running rather than addressed promptly.

What a Code-Compliant Water Heater Replacement Includes in Yolo County

A water heater replacement done correctly in Woodland, Davis, Winters, or anywhere in Yolo County involves more than just swapping the tank. California code requires several upgrades that older installations often lack:

  • Thermal expansion tank on the cold inlet, sized to the water heater capacity and matched to your home’s water pressure
  • Seismic strapping at the upper third and lower third of the tank, anchored to wall studs (this is enforced by Yolo County and incorporated city building inspectors)
  • Drain pan with a discharge line routed to an approved location, on any installation where a leak could damage the building (most installs)
  • Sediment trap on gas supply lines
  • Properly sized T&P discharge tube terminating at the correct height above the floor
  • Combustion air provisions for gas water heaters in confined spaces
  • Permits and inspection in incorporated jurisdictions

Older installs in Woodland and Davis frequently lack the expansion tank, the seismic strapping, or the drain pan — sometimes all three. A replacement is the right time to bring the install up to current code, and an inspector will require these upgrades on any permitted job.

When to Call a Plumber Immediately

Some leaks aren’t worth diagnosing yourself first:

  • The water under or around the heater is hot enough to cause steam (burn risk)
  • The leak is fast enough to be visibly running or pooling
  • The heater is on a second floor or in an attic (water damage risk to rooms below)
  • The heater is gas and you smell gas at all (possible damaged supply line from corrosion or movement)
  • The heater is electric and water has reached the wiring or thermostat compartments
  • The tank is older than 10 years (replacement is likely the right call regardless of the specific leak source)
  • You can hear water running inside the tank when no fixture is on (internal leak between the dip tube and the outlet)

In any of those cases, the diagnosis and the response need to happen faster than a homeowner walking through a paper-towel test.

The Bottom Line

A water heater leaking from the bottom is sometimes a part replacement and sometimes a tank replacement — the difference is which component is failing. Drain valves, T&P valves, and loose top connections are repairable. A cracked tank seam isn’t. The faster you identify which one you have, the more options you have and the less damage the leak does to your home.
