How Does Hard Water Damage Your Plumbing System?
Hard water damages plumbing by depositing calcium and magnesium scale on the inside of pipes, fixtures, and appliances every time the water is heated or evaporates. Over years, that scale narrows pipe diameter, insulates water heater tanks until they overheat and crack, clogs faucet aerators and shower cartridges, and shortens the life of every appliance that uses water. The damage is cumulative, mostly invisible until something fails, and almost entirely preventable.
What “Hard Water” Actually Means in Yolo County
Hardness is a measure of dissolved calcium and magnesium, expressed in grains per gallon (GPG) or parts per million (PPM). One GPG equals 17.1 PPM. The Water Quality Association classifies water as soft below 1 GPG, moderately hard from 3.5 to 7 GPG, hard from 7 to 10.5 GPG, and very hard above 10.5 GPG.
What’s specifically true about Yolo County water:
City of Woodland (post-2016). Woodland switched from groundwater wells to surface water from the Sacramento River in mid-2016, when the Woodland-Davis Clean Water Agency Surface Water Treatment Plant came online. Hardness dropped from a long-term average of about 18 GPG (very hard) to about 4 GPG (moderately hard). This is one of the largest documented water-quality improvements in any California municipality, and it changes how Yolo Plumbing treats hard-water damage on Woodland service calls today.
City of Davis. Davis is supplied by the same surface water treatment plant, with hardness levels similar to Woodland’s — around 4 GPG.
Winters. Winters draws from local groundwater, which historically runs harder than the Woodland-Davis surface supply. Hardness varies by source well but typically runs in the 7–12 GPG range — hard to very hard.
Rural Yolo County (private wells). Properties on private wells throughout Yolo County see the highest hardness levels in the area. Wells in the Capay Valley, around Esparto, west of I-505, and along the rural blocks south of Davis routinely test at 15 to 25+ GPG. Some agricultural-area wells test even higher. There is no municipal treatment to lower these levels.
The practical result: a homeowner in central Woodland today is dealing with moderately hard water, but their plumbing system contains decades of scale buildup from when the water was very hard. A homeowner on a private well in the Capay Valley is dealing with very hard water right now, every day, and the damage is ongoing.
How Scale Forms Inside Pipes and Appliances
Calcium and magnesium stay dissolved in cold water at municipal pressure. They precipitate out — fall out of solution and stick to surfaces — when one of three things happens:
- The water gets heated. This is why water heaters scale faster than any other component. Every gallon of hot water deposits a tiny amount of scale on the heating element, the bottom of the tank, and the connecting pipes.
- The water evaporates. This is what creates the white crust around faucet aerators, on shower glass, and inside ice makers. Water evaporates; minerals don’t.
- Pressure or flow changes abruptly. Calcium can crash out of solution at sudden pressure drops, which is why scale builds at every shutoff valve, behind every solenoid, and at every reducer fitting where the pipe diameter changes.
Once scale forms, it gives later scale something to grip. A small initial deposit becomes a much larger one over time, even if the water gets softer (which is what happened in Woodland after 2016). This is why some Woodland homeowners are still flushing scale out of their water heaters today — the buildup from before the surface water switch is still present and still releasing.
What Hard Water Damage Looks Like in Different Parts of Your System
Water heaters take the hardest hit. Scale settles to the bottom of a tank water heater and forms a thick insulating layer between the burner (gas) or lower heating element (electric) and the water above it. The burner has to work longer to heat the same amount of water, and the steel at the bottom of the tank superheats because the scale prevents heat from transferring efficiently. That cycle of overheating stresses the tank metal and the glass lining, eventually causing cracks. A tank that should last 10–12 years often fails at 6–8 years on hard water that wasn’t being treated.
Anode rods burn out faster. The sacrificial anode rod inside a water heater is designed to corrode in place of the tank. On very hard water, magnesium anode rods deplete in 1–2 years instead of the typical 4–5. Once the anode is gone, the tank starts corroding from the inside. Anode rod replacement is one of the cheapest forms of water-heater life extension available, and it’s the maintenance step most homeowners never know about.
Tankless water heaters scale up internally. Tankless units run water across narrow heat-exchanger passages at high temperature, which is the perfect environment for scale to deposit. A tankless water heater on untreated hard water can have its flow restricted by 30% or more within five years, causing temperature swings, error codes, and eventual heat-exchanger replacement (which often costs more than buying a new unit).
Faucet cartridges and shower valves seize up. Single-handle faucets and shower valves use ceramic or plastic cartridges that move in tight tolerances. Hard-water scale builds inside these cartridges and makes them stiff, then sticky, then stuck. By the time a homeowner notices, the handle is hard to turn and water temperature is hard to set. Cartridge replacement is the fix — but on heavily scaled systems, the cartridge may have welded itself in place with mineral deposits, turning a service call into a wall-opening job.
Toilets develop slow-fill problems. The fill valve in a toilet tank includes a small diaphragm that scales up on hard water, slowing the refill rate after each flush. Over time, this slow fill becomes a “phantom flush” — the tank loses water through the flapper faster than the fill valve can replace it, the float drops, and the toilet refills itself periodically through the night. Hard water doesn’t directly cause flapper leaks, but it accelerates the wear that leads to them.
Dishwashers and washing machines lose efficiency. Heating elements in both appliances scale up the same way water heater elements do. Detergent works less efficiently in hard water — soap binds with calcium and magnesium instead of with dirt — so loads come out cloudier or stiffer than they should. Manufacturers warrant most appliances for “normal water conditions,” and damage from untreated hard water is often excluded from warranty coverage.
Pipes themselves narrow over decades. This is the slowest-moving form of hard water damage but the most expensive when it adds up. Galvanized steel pipe on hard water can lose half its inner diameter to scale within 30 years. Copper resists scale better than galvanized but isn’t immune. Once scale narrows a pipe enough to restrict flow, the only fix is repipe — there is no chemical that safely dissolves decades of mineral deposit out of a residential water line.
Specific Damage Patterns We See in Yolo County Homes
Older Woodland homes (pre-2016 plumbing on legacy hard water). These homes accumulated 30–50 years of scale at 18 GPG before the water source changed. Even now, on softer 4 GPG water, sediment continues to slough off the inside of older galvanized lines and clog faucet aerators, washing-machine inlet screens, and dishwasher solenoids. Service calls for “low water pressure” or “the new dishwasher won’t fill” in pre-2016 Woodland homes often trace back to legacy scale, not current water quality.
Rural Capay Valley and rural Davis properties on wells. These homes are dealing with active scale damage at very hard water levels. Without a softener, water heaters typically need replacement at 6–8 years instead of 10–12, anode rods burn out within two years, and shower cartridges fail within a few years of installation. These properties also see the highest rates of pinhole leaks in copper supply lines.
Newer Davis and Woodland homes (post-2016 builds). New construction since 2016 in the Woodland-Davis service area is plumbed entirely under moderately hard water conditions. Damage rates are noticeably lower than they were in previous generations, but appliances still scale up — just slower. Tankless water heaters in these homes still benefit from annual descaling.
What You Can Actually Do About It
Test your water hardness. Strip tests from any home-improvement store give a rough number. A more accurate read comes from a lab test or from your annual water quality report — Woodland and Davis publish these every year. If you’re on a private well, a yearly lab test is worth the cost.
Flush your water heater annually. Connecting a hose to the drain valve and running 5–10 gallons through it removes the loose sediment at the bottom of the tank before it bonds permanently to the steel. On hard water, twice a year is better. We can do this as part of routine water heater service.
Replace anode rods before they’re gone. A magnesium or aluminum rod protects a tank. On hard water, inspect at year 2 and replace at year 3–4 unless the rod still has 50% of its mass intact.
Clean aerators and showerheads. Soaking faucet aerators and showerheads in white vinegar overnight every few months removes surface scale before it hardens. This is a no-tools, no-cost maintenance step.
Consider a water softener — but understand the tradeoffs. Whole-house ion-exchange softeners replace calcium and magnesium with sodium. They eliminate scale buildup almost entirely, but they require salt refills, regenerate water that gets sent to the sewer (or a separate drain field), and add sodium to drinking water that some health conditions are sensitive to. Yolo County does not currently restrict residential softener installation, but neighboring jurisdictions in California have begun to over wastewater discharge concerns. Woodland’s switch to surface water has made softeners less necessary in town than they were a decade ago. On a private well at 15+ GPG, a softener is still very much worth the investment.
Salt-free conditioners are an alternative for moderate hardness. Template-assisted crystallization (TAC) systems don’t remove minerals; they alter their structure so they pass through pipes without sticking. They don’t make laundry softer or eliminate spots on glass, but they do significantly reduce scale damage in plumbing. For Woodland and Davis homes on 4 GPG city water, a TAC unit is often the right fit.
Install a scale inhibitor at the water heater. A small phosphate-based filter cartridge installed on the cold inlet to the water heater extends tank life noticeably on hard water without affecting taste or requiring a regeneration cycle.
When to Call a Plumber About Hard Water Damage
A few situations are not worth waiting on:
- Visible mineral staining or crusting on copper pipe joints (indicates pinhole-leak risk)
- Water heater making popping or rumbling sounds when it heats (sediment overheating against the tank)
- Sudden drops in hot-water pressure throughout the house (scale shedding into the line)
- Brown, rusty, or discolored water from hot taps (tank corrosion behind the scale layer)
- Repeated faucet cartridge failures within a few years of installation
Any of these are signals that scale damage has crossed from cosmetic to structural. A diagnostic visit to figure out where the damage is and what’s still salvageable is much cheaper than the eventual repipe or tank replacement that follows from ignoring it.
The Bottom Line
Hard water damages plumbing slowly, invisibly, and cumulatively. In Yolo County, the picture varies by location — Woodland and Davis homes on post-2016 surface water are getting easier on plumbing than they used to, while rural well water in the Capay Valley and surrounding areas still hits 15+ GPG and causes ongoing damage. Regular maintenance, anode-rod replacement, and water heater flushing extend the life of your system by years.
